— STEP ONE —
Mallia Investments, LLC finds undervalued single-family properties exclusively in

the Vero Beach and Sebastian areas. We negotiate the best deal possible and offer these property investment opportunities to our private investors.

— STEP TWO —
Your investment funds are placed in an escrow account with a reputable local title

company right here in Vero Beach. The escrow account helps protect your investment funds throughout the closing process.

— STEP THREE —
A title search is performed by the title company to help protect your investment

and verify that the property is free from undisclosed liens, outstanding violations, judgments,

or other claims that could affect the property's title.

— STEP FOUR —
After the title search is completed and the title is cleared for closing, the title

company will issue title insurance for the investment property. Your investment will be

secured by

a first-position mortgage on the property, supported by a promissory note. The appropriate documents will be recorded in the Official Records of Indian River County, Florida.

— STEP FIVE —
You will begin receiving monthly payments at the agreed annual interest rate, typically 7–10%, according to the terms of your investment agreement.

— STEP SIX —
At the end of the agreement term, the remaining principal balance becomes due

as a balloon payment, according to the terms of your agreement. You may also have

the option to reinvest those funds into another qualifying

property investment opportunity.
